Don’t Buy a New Home, Build One Instead

Are you in the market for a brand new home? Have you been looking at the local real estate, but it’s left you uninspired with its offerings? Why not build your own new build home instead? I know it seems like building your home would be a lot more work, and for sure, it’s not as simple as finding a property you like and making an offer on it, but you will get the house you actually want, instead of settling for second best, and there are numerous other advantages to self-building besides that.

Here are some very compelling reasons why you should forget buying a new home and start building one instead:

You Get More Bang for Your Buck

Buying a prefabricated home through a broker will cost on average 25 percent more than building your own home, which means that you will be able to save money, get more house for your budget, or create something a bit more luxurious than you would otherwise be able to afford. This alone is a good enough reason to build a new home!

It Feels Great

Anyone who has ever built their own home will tell you how magical it feels to actually be involved in the process of designing and creating your own home. The feeling you get from knowing you’re physically building your family’s future brick by brick is an amazing one which will give you lots of pride and enjoyment from the start of the process for until the day you leave your home.

You’ll Learn New Skills

Even if you’re using contemporary house plans to help you design your house and you hire contractors to do most of the work for you, just by being onsite and getting involved in the project, you will learn a whole lot about the building industry, which will help you out when your plumbing springs a leak or you want to re-tile your bathroom. Your new knowledge will allow you to carry out those jobs yourself and because you know how contractors do their jobs, you will also never be ripped off on work or settle unknowingly for a shabby job, again.

You Create Something Beautiful

What could be better than looking at your house everyday knowing that you’ve created something beautiful which enhances not only your life and the lives of your family, but which enhances the neighbourhood you live in too? Not many things! Of course, in order to get this benefit, you do actually have to create something beautiful, so when you’re in the planning stage, be sure to take your time, gather your inspiration and come up with something that fits its surroundings and adds value to the area!

If you find this difficult, don’t worry because there are literally thousands of websites, magazines books and videos which offer inspiration for the self-builder. You’ll probably need to consult a local architect at some point too, and they’re very good at diplomatically pointing out any problems with your design ideas that you might not have noticed before.

You Can Ensure Your Needs are Met Completely

Perhaps, this is the biggest benefit of building your own home. When you buy a house that already exists, it is unlikely that it will meet your needs exactly - you almost always have to compromise when buying property in my experience. However, when you buy your own home, you can design it so that it meets every need you have, whether that’s including a dog washing station on the ground floor, having five bathrooms or a huge kitchen. With the help of a good architect, there is nothing you can’t do to make your home perfect for you.

A Better Build

If you’re sick of living in properties that seem to be literally crumbling around you, causing you more problems that you’d care to admit and making you wish that you had never bought them I the first place, building your home is absolutely for you.

You see, when you build your own home, you can hire quality construction workers and oversee the project yourself, so that you absolutely 10 percent know that your home has been constructed to the highest possible standards. It’ll also help you to gain greater insight into building practices, and perhaps pick up a few useful skills of your own too!

A Better Location

Building your own home means that you can choose your own location. When you’re buying a house, you can only choose from existing locations where there is a vacant property. When you’re building, any piece of land that the owner is willing to sell and on which you can obtain permission to sell is up for grabs. This makes it a lot easier to set up home in your dream location, whether that be a deserted country lane, a busy downtown area or by the beach.

Your Property Will Be Worth More

Property is a huge investment, so the bigger the return you can get for your money the better. If you self-build your own property and you make it stand out from the rest, it will probably be worth a lot more than other homes in the area, especially if you use high-quality fixtures and fittings and look at the market to see what kinds of things people like, without simply playing to the crowd.

You Leave a Legacy

When you built a unique home, you are leaving a beautiful legacy, which can be passed down through the family for generations to come. Even if you decide to sell your home, it is likely that it will remain standing long after you’ve gone – a beautiful legacy and testament to your creativity and style.

As you can see, there are so many good reasons to build your home, and the only real drawback is that it could be a bit more difficult to obtain a mortgage from the bank in order to do so, that you’d be foolish not to at least consider the possibility of doing so when the time comes for you to move on.
